Closing Costs - What costs the Seller pays.

In Northern California the closing costs for the Seller are different than they are in Southern California. The traditional Seller costs do not vary in Alameda County and Contra Costa County. Frequently these costs may vary county to county.

If the seller has not yet paid for the house in full, the seller's most important closing cost is paying off the remaining balance of their loan. The loan will be paid for at the closing before the seller receives any proceeds from the sale. Since mortgage payments are always paid in arrears, I always estimate 1 ½ months worth of payments when estimating this cost.  The remaining costs are:

  • Broker's commission
  • City transfer taxes split equally (El Cerrito and Kensington do not have this fee.)
  • County transfer tax ($1.10 per $1000 of sale price)
  • Property taxes (prorated)
  • Sewer Ordinance fees (depends on the city where the property is located)
  • Homeowner's association transfer fee and fee to provide documents
  • Homeowner's association dues (prorated)
  • Property taxes (prorated)
  • Gas earthquake safety shut-off valve (Kensington only)
  • Other fees as per the Purchase Agreement
  • Miscellaneous fees (notary fees, messenger fees, etc.)

Different cities in Alameda County have different transfer tax rates.
Richmond is the only  Contra Costa County city  (where I sell real estate)  that has a city transfer tax. The tax is $7.00 per thousand of the purchase price.
